A Philadelphia investor has completed its purchase of two historic downtown apartment properties from local investors led by Bert Mathews, president of The Mathews Co.

Stoltz Real Estate Partners now owns The Stahlman and The Lofts, according to newly filed public records. Deeds recording the transactions do not disclose purchase prices; however, Stoltz Real Estate took out a combined $22.4 million of loans in conjunction with the buildings at 211 Union St. and 160 Second Ave. N., according to public records.

The Nashville Business Journal reported in October that Stoltz had the two buildings under contract. The Stahlman is 12 stories tall and contains 142 units; The Lofts is a 32-unit asset located above The Spaghetti Factory.

I have a rule about real estate: there’s a time to buy and a time to sell.  The trick is knowing when to do that.

You just have to have feel about it.” – Bob Mathews
